The leak maybe from the rear diff, is that just seals? |

What does it smell like? If diesel rather than oil then as Disco Mikey says the fuel filter is under there or alternatively it may be a leak from the FBH pump or pipework which is nearby, slightly in front of the drivers seat and towards the middle. I had a leak from there although in your case the Fuel Burning Heater pump shouldn't be working in the summer so less likely! 2010 TDV8 - current - my first RRS, loving it so far......

If it was condensate, wouldn't it evaporate in this weather & the fluid feels like oil in my fingers |

If it's oily, it's either fuel or dynamic response fluid. Fuel has an obvious smell, dynamic response fluid isn't smelly in small amounts.

Mystery solved, the rear anti roll bar is leaking. |
